Strip Mall Retrofits

In her TEDx talk, Ellen Dunham-Jones explores a collection of retrofit case studies, empty malls that have become libraries, art centers, groceries, and downtown central areas, with apartments, restaurants, and shops built atop old parking lots.

These retrofits are often in dying suburban areas, which Ellen sees as a huge opportunity to put new ideals into practice. Here are some of the cases she presents:

Regional Arts Commision  St. Louis, MO

empty mall > collection of rentable art space

Denton Public Library  Denton, TX
old supermarket > public library

La Grande Orange  Phoenix, AZ
strip center > gourmet grocery & restaurant

Mashpee Commons  Mashpee, MA
strip center > mixed-use urban center, including housing, shops, offices, civic buildings, and open space

University Town Center  Hyattsville, MD
office buildings with huge parking lots > office buildings with housing, cafes, restaurants, and shops

Belmar  Lakewood, CO
large mall on 100-acre super block > 22 walkable urban blocks, public streets, 2 public parks, 8 bus lines, and a range of housing types, all sustainably built and powered with solar panels and wind turbines.


All of these retrofits create destinations out of huge empty spaces. Not just destinations, but new community gathering spaces, "third places". These new developments often give suburbs the "downtown" they never had. They create new pockets of walkability, which revitalize without having to recreate a whole city at once.

Two elements that turn a derelict place into a destination: food and public transit.

This is really interesting--my alma matter, the University of Alberta in Edmonton, Canada, is sponsoring a contest to look at how the strip mall can be re-envisioned to add rather than detract from urban vitality, and Mashpee Commons is one of the case studies they highlight. Given how prolific these are it would be great to see them become centers of renewal!

These are fantastic! Thank you for all of the examples - it is great to see how this is already happening around the U.S.

There are so many empty strip malls that are left to deterioriate, and become an area that people tend to avoid. Talk about a complete transformation!
